The Future of Hotel Design

At Virgin Hotels in Chicago, Dallas and Nashville, and coming to Las Vegas early next year, the company’s app was made more robust this year to control room lights, temperature and television. Room configurations separate the back bedroom from the dressing room near the hallway with a barn door behind which guests can remain, allowing attendants access to make deliveries without contact.

“We don’t make you sign the room-service check,” said Raul Leal, the chief executive of Virgin Hotels. “That’s an archaic accounting tool.”

Not every hotel can offer outdoor dining year-round. Neither can their restaurants thrive with the capacity restrictions forced by social distancing requirements. The solution: Make the entire hotel a dining area. And throw in robotic servers.

“This is meant to be an answer to how do you deconstruct the restaurant experience so you don’t have to eat in one small place,” said Ron Swidler, the chief innovation officer at The Gettys Group, a Chicago-based hotel design, development and consulting firm. The Gettys Group recently convened with a consortium of 325 industry professionals from Hilton, Marriott and Cornell University, among others, to come up with the Hotel of Tomorrow project, collaborating on future hotel innovations. (The company has a track record with the workshop; in the early 2000s, it came up with the idea of a robotic butler, later developed by the Aloft brand of hotels as the Botler).

The think tank envisioned delivery units of various sizes that could keep food hot and drinks cold and provide video or music for entertainment.

“Maybe these robots have personalities and hang out with you,” Mr. Swidler added.

Even without robot partygoers, existing hotels have a great incentive to repurpose their now underutilized meeting rooms, ballrooms and even event lawns.

“We’re thinking the whole dining experience could change,” Mr. Ito, of Gensler, said. “You can create spaces around the hotel that aren’t necessarily in the restaurant, but become pop-up areas for private dining. It’s all about personalization and creating a unique experience.”

Cornerstone Collective Announces Nexus Design Standards To Provide Updated and Unified Safety Protocols for Hotel Industry

Officials of The Cornerstone Collective today announced a comprehensive program to provide hotel brands, owners and operators with a road map to design their properties safely, intelligently and prudently for today and the inevitable recovery from the Covid-19 virus. The proprietary Nexus Design Standards lay out specific criteria culled from across the full spectrum of expert sources, including the CDC, EPA, WELL, LEED, IBC, Fitwel, Mindful Materials and medical specialists. The program provides non-biased, research-based solutions that provide critical guidance for safe design, while allowing the ability to optimize the hotel’s uniqueness.

“A number of brands and hotel management companies have put together their own pandemic safety procedures, but no two are alike,” said Suzie Hall, founder and president, The Cornerstone Collective. “If an owner has multiple brands or owns an independent property, there is no trusted resource to assist them through what can be a costly process. The Nexus Design Standards are the first unified, all-encompassing approach that addresses all aspects of design for the ‘new normal.’ There is a lot of confusion and conflicting claims ranging from what constitutes appropriate distancing to what makes the most effective barriers. Not only do Nexus Standards include potentially life-saving advice, but they can substantially reduce costs by 15 – 40 percent. The Standards are supplier-agnostic but provide clear specifications on materials which often cost less than other options, even though the quality is similar if not superior.”

Hall has spent the last 28 years designing and advocating for how indoor environments can improve human health and well-being. With 20 completed LEED projects and dozens of healthcare assignments, she was ideally qualified to lead this initiative. “We’ve called upon our experience in designing hospital interiors, which present a higher concern for safety, as well as my current position on the Board of the St. Alphonsus Hospital Foundation. Utilizing that expertise, we worked with expert sources that form the core of the program.”

The new standards address ten key areas: Disinfectability, Cleanability, Performance, Health, Environmental, Price, Life Cycle Cost, Sustainability, Proof of Product Properties / Claims and Warranties. The below are specifics from three of the previously mentioned areas above:

Disinfectability

1. FFE upholstery must be sanctioned as disinfectable by the EPA.

2. Cleaning agents should be EPA-approved against COVID-19. Disinfection of surfaces and objects touched by multiple people is important.

3. When EPA-approved disinfectants against COVID-19 are not available, alternative disinfectants can be used (for example, 1/3 cup of 5.25%–8.25% bleach added to 1 gallon of water, or 70% alcohol solutions). Do not mix bleach or other cleaning and disinfection products together. This can cause fumes that may be extremely dangerous to enhale. Bleach solutions will be effective for disinfection up to 24 hours. Keep all disinfectants out of the reach of children.

Performance

4. All FFE upholstery should have an integrated fabric barrier system (mitigates pathogens and bacteria getting through)

5. Upholstery should be PVC, phthalate and formaldehyde-free

6. Minimum 50,000 double rub rating for upholstery

Hotel Room – Barn Doors Dangerous by Design – Best Left on Barns

Barn doors may be best left on barns. I currently receive about a call a month to ask if I can help with a hotel room sliding barn door injury. This is a trend that has continued since hotel designers decided that it would be a great concept to install sliding type barn doors to separate bathrooms and other areas from the hotel guest bedroom.

The first time I saw a door of this type installed in a newly renovated hotel room, I immediately thought that this was an accident waiting to happen. It was either going to create a pinch injury, a crush incident, or the door would just fall off the hanging rail and smash into someone. I was more concerned that unattended children playing with these doors would get seriously injured.

Sure enough, within a month of seeing this kind of door installation, the calls started coming into the office. These calls have been ongoing for the last 4 years.

The peculiar aspect of these installations is that there are too many small hardware component pieces that can become loose and ultimately fall off causing detachment of the door. Various manufacturers use different types and qualities of materials to make the doors slide, however, most door systems are subject to the same problems. They loosen, fall apart, fall off of their track or move out of adjustment leading to serious personal injuries of hotel guests as the sliding doors disconnect from their hanging hardware in one way or another.

WHAT GOES WRONG?

Defectively operating hotel room barn doors have created injuries in many different ways. Hanger bars have become detached from the wall. Guide rollers and limiters have become disconnected. Screws have gone missing and were unchecked. Door hangers have lost their grip. Rollers have cracked and broken. Rubber stops have disappeared. The base plates and screws that keep the door from swinging away from the wall have broken or disconnected completely from the floor. Rust has affected the hardware due to moisture from the bathroom, and parts have seized. Glass doors have shattered due to stresses imparted as the door has been pushed into obstructions when they are out of alignment.

When depositions of hotel staff are taken and they are asked about how the barn door systems are maintained, the typical answer is “we don’t do much”. Sometimes they claim that they have boxes of replacement parts left from the original installation, and “when we notice something wrong, we go get one of those spare parts”. Many hotels claim that they make routine inspections of their guest rooms, but I haven’t encountered one hotel that pays the needed attention to these doors, even after an injury incident occurs.

In most hotels the housekeepers are charged with cleaning and preparing the rooms for new guests. Those housekeepers are the only check for room condition prior to a new occupancy. Housekeeping concerns are usually limited to quickly checking to see if the carpet is soiled, trash can …
